Westside Vancouver Detached Property Market Update : March 30th – April 6th

We would like to present ‘Westside Detached Stat Package’ for the week of March 30th – April 6th.

This past week remained relatively stable, moving from 42 new detached active listings in the Vancouver West Region to 50. Please note if your neighbourhood is not included in the weekly list it indicates there were zero (0) new listings in your area for that period.

The 50 new detached active listings on the Westside were distributed as follows:

Westside Vancouver Attached Property Market Update : March 30th – April 6th

Vancouver Realty Online would like to present our  ‘Westside Attached Stat Package‘, for the week of March 30th – April 6th.  New listing numbers increased marginally this past week, moving from 60 new attached listings to 64 on the Westside.  Sales figures remained quite stable as we continue to experience a resurgence in buyer activity, and are hoping to see a continued rise in sales volume over the next four weeks as price depreciation, and favorable financing options start to take hold.

This past week there were 155 new active attached listings in the Vancouver West Region with 60 falling in the Westside neighbourhoods. Please note if your neighbourhood is not included in the weekly list it indicates there were zero (0) new listings in your area for that period.

The 60 new active attached listings on the Westside were distributed as follows:

University (UL) : 6
South Granville (SG) : 1
Shaughnessy (SH) : 1
Quilchena (QU) : 4
Oakridge (OA) : 3
Marpole (MR) : 2
Mount Pleasant (MP) : 5
Kitsilano (KT): 21
Kerrisdale (KE): 1

The Westisde neighbourhoods accounted for 64 : 155 or 41% of overall Vancouver West attached new listings from March 30th – April 6th.

This past week there were 97 sold attached listings in the Vancouver West Region with 46 falling in the Westside neighbourhoods. Please note if your neighbourhood is not included in the weekly list it indicates there were zero (0) sales in your area for that period.

The 46 sold listings on the Westside were distributed as follows:

Downtown Vancouver Attached Property Market Update : March 30th – April 6th

We have compiled sales and listings statistics for the period running from March 30th to April 6th, and released them in this easy to read format! If you have any further questions or require more detail please get in touch with us. Entrance level buyers continued to actively browse the market as showing activity again increased this week, and sales remained at a higher benchmark as we move into early Spring.  New listing supply increased slightly (up to 155 from 132 or 15%).  April and May have historically been quite busy periods for our markets, and we anticipate an increase in both listing and sales activity in the next 60 days.

Listing versus Sales update for March 30th – April 6th

new listings in the Vancouver West Region with 91 (59%) falling in the downtown areas (including: West End, Downtown, Coal Harbour, and False Creek North sub-areas).

New Listings Per Sub-Area:

97 total sales in the Vancouver West Region with 57 (59%) falling in the downtown areas.

Sales Per Sub-Area:

TOTAL : 57

Sales continued their relatively strong performance over the first quarter 2009, moving from 111 sales to 97; the number remains well below seasonal norms but has improved notably over the past 12 weeks.  We expect stronger sales movement to continue through mid-Spring.   As stated previously there has been an influx of buyer activity over the past month and a half, as more individuals seem to be looking at price depreciation and favorable mortgage conditions. The sales to listing ratio also remained strong this past week sitting at [155 : 97] or 63% – with market equilibrium, and the bottom of the current housing recession now in sight!
