Downtown Attached Market Update April 27 – May 4 :

New listing supply returned to more median levels this past week after jumping slightly in the previous period; we saw 302 new attached listings across Vancouver West (compared to 368 new attached listings in the previous week).  The downtown neighbourhoods accounted for 155 new attached listings or roughly 51% of all new attached listing supply in Vancouver West.  The downtown areas accounted for slighly less-the-average proportions of the new listing supply this past week; falling from the 55% posted in the previous period. Coal Harbour fell back after posting seasonal highs, with 18 new attached listings this past week (compared to 33 attached listings in the previous period).

Confirmed sales volume also trended downwards this past week after rebounding in the previous period; we saw 145 confirmed attached sales across Vancouver West (down from 173 confirmed attached sales the previous week). The downtown markets accounted for 79 new attached listings or roughly 54% of all Vancouver West attached supply; this number was up from only 49% of all confirmed sales in the previous week, indicating the fall in sales volume was more evident in the Westside markets as downtown took a larger market share of sales volume despite posting lower total numbers.

Westside Vancouver Attached Report April 27 – May 4:

New listing supply trended downwards for the second consecutive week on the Westside with 147 new attached listings (compared to 167 new attached listings in the previous period).  Despite the fall the Westside neighbourhoods accounted for a greater share of new listing activity this past week with roughly 49% of all new listing supply falling in the Westside areas (up from 45% in the previous period).  We witnessed a total of 302 new attached listings across all of Vancouver West with the high-density portions of Kitsilano and Fairview again leading the way with 46 new attached listings in Kitsilano and 35 new attached listings in Fairview.  Together these neighbourhoods accounted for roughly 55% of all new attached listing supply across the Westside.

Westside Vancouver Detached Report April 27 – May 4:

Supply volume stabilized this past week after posting noticeable gains for two consecutive periods; we saw 113 new detached listings across the Westside markets (compared to 137 new detached listings in the previous week) as supply trended marginally downwards. Dunbar continued to lead the way in regards to new listings with 18 new detached listings in the nighbourhood; Point Grey also remained relatively active with 13 new detached listings this week.  Detached supply remains quite active on the Westside with stronger-then-average volume relative to what we have seen since the onset of Quarter 1 2010.

Confirmed sales transactions on the other hand continued to trend downwards this past week as average ‘days on the market’ rises slightly across the Westside markets; though price point has remained relatively firm despite a nearly listing to sales ratio of 113 : 44, which is a 39% saturation rate.  All the Westside markets remained in the single digits as far as sales are concerned, with 6 confirmed detached sales in South Granville, and 5 detached sales in Dunbar and Point Grey leading the way.
