Downtown Attached Market Update September 20 – September 27 :

Listing supply trended upward for the third consectutive week as we officially entered the Autum season.  The period running from late-September is historically a strong one on the supply-side with numerous sellers opting to bring property onto the market during the typically strong Fall and Winter sales seasons. We saw 221 new attached listings across Vancouver West this past week (up from 203 new attached listings in the previous week); with 127 attached listings or roughly 57% falling in the downtown neighbourhoods.  The dense downtown core neighbourhoods (including Yaletown, the core proper, and Gastown) accounted for the largest portion of new supply with 60 new attached listings or roughly 47% of all downtown supply.  Coal Harbour and False Creek North also showed marginal increases in listing supply with 17 and 22 new attached listings in each neighbourhood respectively.

Westside Vancouver Attached Report September 20 – September 27:

Supply conditions rose aggregately across Vancouver West; the bulk of the new listing activity fell in the downtown neighbourhoods with the Westside remaining stable in regards to supply.  We saw a total of 221 new attached listings across Vancouver West (up from 203 new attached listings in the previous period) with the Westside accounting for 94 new attached listings or roughly 43% of all new listing supply (up from 91 new attached listings in the previous week). Fairview continued to be the most active listing area with 28 new attached listings, well Kitsilano also remained busy with 18 new attached listings

Westside Vancouver Detached Report September 20 – September 27:

Detached listings upply continued to trend upwards for the second straight week after weakening during the first week of September. We saw 74 new detached listings across the Westside (up from 57 new detached listings in the previous period). Dunbar and Point Grey continued to be quite busy on the listing side with 9 and 11 new detached listings in each neighbourhood respectively.  The early Fall periods are traditionally busy listing periods for the Westside markets as sellers look to take advantage of heightened buyer interest, and the end of Summer vacations.

Downtown Attached Market Update September 13 – September 20 :

Listing supply continued to rebound this past week after trending downwards to start September.  We saw 203 new attached listings across Vancouver West (up from 131 new attached listings in the previous period) with 112 of those listings falling in the downtown neighbourhood (an increase from the 66 new attached listings in the previous recorded period). The downtown core neighbourhood continued to account for the largest supply ratio with 63 new attached listings (or roughly 56% of all listing activity for the downtown areas).  Coal Harbour saw relatively static listing activity with 15 new attached listings, well False Creek North also remained relatively stable with 11 new attached listings.

Westside Vancouver Attached Report September 13 – September 20:

The Westside saw attached supply volume trend upwards this week, though the Westside neighbourhoods accounted for a smaller percentage of overall supply this week (indicating the downtown neighbourhoods were responsible for a larger portion of the supply increase across Vancouver West).  Overall, we saw 203 new attached listings across Vancouver West with the Westside neighbourhoods accounting for 91 new attached listings (up from 65 new attached listings in the previous period) or roughly 45% of all new listing activity.  Kitsilano saw a large jump with 30 new attached listings, well Fairview continued to be very active on the listing side (due mostly to density varibales) with 20 new attached listings.

Westside Vancouver Detached Report September 13 – September 20:

Detached listing supply continued to rebound across the Westside this week after trending downwards from the end of August through early September; we saw 57 new detached listings across the Westside this week (up from the 39 new detached listings we saw in the previous recorded period).  Kitsilano saw a notable jump with 13 new detached listings this week well Marpole and Cambie also posted above-average listing figures with 7 and 5 new detached listings in each neighbourhood respectively.
