Downtown Attached Market Update October 18 – October 25 :

Attached supply rebounded this week after trending downwards for two consecutive weeks; we saw 175 new attached listings across Vancouver West (up from 146 new attached listings in the previous period) with 104 attached listings or roughly 60% of the new supply falling in the downtown neighbourhoods. This marked a large jump for the downtown neighbourhoods, which accounted for 78 new attached listings last week or just 53% of all attached listing activity across Vancouver West.  False Creek North and Coal Harbour remained relatively static with 9 and 10 new attached listings in each neighbourhood respectively; well the downtown core and West End demonstrated a jump in listing volume this week.

Westside Vancouver Attached Report October 18 – October 25:

We saw a growth in supply volume this week with 175 new attached listings across Vancouver West (up from 153 new attached listings in the previous week). The Westside neighbourhoods, however; accounted for a smaller ratio of new listing supply then in the previous recorded period with 71 new attached listings (up slightly from 68 new listings in the previous week), which accounted for 40% of all new listing activity across Vancouver West (a decrease from 47% in the previous week); indicating the Westside markets were being outpaced in regards to attached supply volume by the downtown neighbourhoods for the third consecutive week.  The high-density neighbourhoods of Fairview and Kitsilano continued to dominate supply-conditions on the Westside with 17 and 16 new listings in each neighbourhood respectively.

Westside Vancouver Detached Report October 11 – October 18:

Detached supply improved across Vancouver West this week after falling for two consecutive periods; we saw 41 new detached listings (up from 38 new detached listings previously) with Dunbar and Kitsilano posting the strongest listing numbers with 6 and 7 new detached listings in each neighbourhood respectively. Detached listing supply has remained quite stable and competitive since the onset of 2010 with strong sales to listing figures in most neighbourhoods, and a continual low average days-on-the-market numbers.  Listing activity has remained fairly reactionary to strong buyer demand as we remain close to equilibrium in regards to Westside detached property activity.

Westside Vancouver Attached Report October 11 – October 18:

After a notable fall in listing supply in the previous recording period, the Westside neighbourhoods remained relatively stable this past week with 68 new attached listings (up slightly from the 66 new attached listings in the previous week).  The high-density neighbourhoods, Kitsilano and Fairview continued to account for the ‘lions share’ of new listing supply with 20 and 17 new attached listings in each neighbourhood respectively.  The 2010 sales periods have thus far been marked by high levels of supply (especially in the very active aforementioned high-density neighbourhoods) with plenty of options for prospective buyers and relatively high average days on the market.

Westside Vancouver Detached Report October 11 – October 18:

Detached listing supply dropped for the second consecutive week in the Vancouver West markets with 38 new detached listings (down from 57 detached listings in the previous period).  The detached market has remained competitive for prospective buyers with strong sales to listing ratios, and restricted supply conditions through most of 2010 with Dunbar, Cambie, and Point Grey being especially strong with most listing maintaining low average days on the market numbers.  Values (in real price) have remained very stable with most listings selling within 98% of listing price.  Supply constricted in Dunbar this week with just a single new listing well Kitsilano continued to be active on the listing side with 6 new detached listings.
