Westside Vancouver Attached Report March 14th – March 21st:

Attached supply trended downwards across Vancouver West this week after posting gains in the previous period; we saw 250 new attached listings this week (compared to 281 new attached listings previously) with 113 new attached listings or roughly 45% falling in the Westside neighbourhoods (actually an increase in overall supply volume from the 105 new attached listings we saw last week as the Westside moved in the opposite direction of the macro-trending).  The Westside continues to display more restrained supply conditions when compared to their downtown neighbours, and with stronger sales figures also remains closer to equilibrium market conditions.  The high-density Kitsilano and Fairview neighbourhoods again dominated the supply numbers on the Westside with 24 new attached listings in Kitsilano, and 26 new attached listings in Fairview, indicating this two neighbourhoods account for around 44% of overall attached supply this week.  University also continued to post strong supply figures (due to the time of year, and subsequent ending of the final UBC semester) with 20 new attached listings this week. The remainder of the areas posted single figure attached supply volumes outside of False Creek, which also stayed quite busy on the sellers side with 10 new attached listings this week.

Westside Vancouver Detached Report March 14th – March 21st:

Conversely, Westside detached sales volume rebounded this week after trending downwards in the previous period; we saw 71 confirmed detached sales across the Westside this week (up from 62 confirmed detached sales previously), with Point Grey jumping up to lead the way with 12 confirmed detached sales (up from 8 confirmed detached sales). Dunbar (9 confirmed detached sales), Cambie (9 confirmed detached sales), and Kitsilano (8 confirmed detached sales) also remained very popular amongst buyers, and with quite heathy sales figures also stayed quite close to equilibrium market conditions.  Consequently, our sales to listing ratio also rebounded this week after weakening in the previous period, we saw 71 confirmed detached sales to 92 new detached listings for a saturation rating of approximately 77% on the Westside (up from the 54% we saw previously).
