Westside Vancouver Attached Report April 18th – April 25th:

Following the macro trending across Vancouver West, the Westside attached markets witnessed a sharp decline in attached supply conditions this week as we saw 62 new attached listings across the Westside (down from the 117 new attached listings we saw previously), which equated to roughly 45% of the overall 137 new attached listings across Vancouver West (down from the 51% we saw last week). Kitsilano had a notably slow week on the listing side with just 7 new attached listings this week (down from 32 new attached listings previously), well Fairview remained relatively strong with 20 new attached listings (down from 22 new attached listings last week).  University also continued to be a prominant area on the listing side with 11 new attached listings this past week.

Westside Vancouver Detached Report April 18th – April 25th:

Confirmed detached sales volume on the Westside continued a sharp downward decline this week (for the third consecutive period) as we saw 29 confirmed detached sales across the Westside (down from the 56 confirmed detached sales we saw previously). Arbutus, Kerrisdale and Point Grey continued to be popular areas amongst buyers with 5 confirmed detached sales in each neighbourhood respectively.  Dubar had a surprisingly weak showing with just 2 confirmed detached sales this week, well all other neighbourhoods remained in the single digit quantities on the ales side.  Our sales to listing ratio tilted towards the buyers side this week due to poor sales figures as we saw 29 confirmed detached sales to 62 new detached listings for a 47% saturation rating on the Westside (down from 70% last week).

Downtown Vancouver Market Update April 11th – April 18th

Downtown attached supply remained relatively stable this week after trending downwards in the previous period; we saw 116 new attached listings downtown this week (compared to 124 new attached listings previously), which equated to roughly 49% of the 233 attached listings we saw overall across Vancouver West. The high-density downtown core areas (including Yaletown, Gastown, and downtown proper) again led the way on the supply-side with 62 new attached listings, which accounted for approximately 53% of all attached listing activity downtown.  False Creek North and Coal Harbour rebounded this week after posting quite low figure previously, as we saw 15 new attached listings in Coal Harbour (up from 6 attached listings last week) and 12 new attached listings in False Creek North (up from 8 new attached listings).

Westside Vancouver Attached Report April 11th – April 18th:

Westside attached supply posted slight gains this week after weakening notably in the previous period; we saw 117 new attached listings in the Westside neighbourhoods (up slightly from the 113 new attached listing we saw previously), which saw the Westside take the lead on the supply-side with 51% of the aggregate 233 new attached listings we saw across Vancouver West.  This marked a slight shake-up as downtown has been the more predominant neighbourhood in regards to supply volumes through first quarter 2011. High density neighbourhoods Kitsilano and Fairview continued to lead the way in listing supply with 32 new attached listings in Kitsilano (up from 23 new attached listings previously) and 27 new attached listings in Fairview (the same number we saw last week).  University also continued it’s seasonal busy listing period with 22 new attached listings this week as the school year wraps up at UBC (compared to 21 new attached listings previously).

Westside Vancouver Attached Report April 4th – April 11th:

Westside attached supply trended downwards this week after posting gains previously; we saw 113 new attached listings across the Westside (down from 132 new attached listings).  Despite the decline the Westside actually gained ground on the downtown neighbourhoods with 48% of the aggregate 237 new attached listings falling across Vancouver West (up from the 46% we saw previously).  We continue to see more restrained supply conditions on the Westside when compared to downtown, and have come to recognize this as the norm through first quarter 2011. Not surprisingly, Kitsilano and Fairview continued to lead the way on the supply-side with 23 new attached listings in Kitsilano, and 27 new attached listings in Fairview.  Both areas also remain quite popular amongst buyers, and remain in a healthy flux close to equilibrium conditions. University also continued to be a very active neighbourhood leading into Summer vacation as we saw 21 new attached listings in the area.

Westside Vancouver Detached Report April 4th – April 11th:

Detached supply conditions remained steady this week after trending downwards in the previous period; we saw 80 new attached listings this week (compared to 81 new detached listings previously). Point Grey continued to be the most active listing neighbourhood with 11 new detached listings this week (down slightly from the 13 new detached listings we saw last week), with solid supply numbers also showing up in Dunbar (7 new detached listings), Kitsilano (9 new detached listings), and Arbutus (6 new detached listings).  Most Westside areas remain close to (if not exceeding) parity as buyers continue to absorb the bulk of the new detached listings supply in the majority of neighbourhoods.
