Housing prices climb to global heights for latest Olympics host

Greater Vancouver housing sales cooled off in April after moving at a red-hot pace the previous two months.

Canada’s third-largest metropolitan area saw residential sales of single-family detached, attached and condominium properties decline 21 percent to 3,225 year-over-year, according to the latest report from the Real Estate Board of Greater Vancouver. Sales were off 8.2 percent from March. The board attributed the April sales decline to a slowdown in condo sales.

The board’s benchmark Housing Price Index for all residential properties rose to $622,991 in April, up 5 percent from $593,419. The benchmark represents the sales price of a typical property within the market and is considered a more accurate reflection of prices.

A sales spurt of multimillion-dollar homes in some parts of Vancouver skewed the average sales price of a home nationally, pushing it up to $372,544 in April, according to the Canadian Real Estate Association.

Westside Vancouver Attached Report June 13th – June 20th:

Westside attached sales supply remained relatively static for the second consecutive week, with the bulk of the supply decreases falling in the downtown neigbourhoods as we saw 106 new attached listings on the Westside this week (compared to the 101 new attached listings we saw previously), which accounted for around 51% of the aggregate 210 new attached listings across Vancouver West. Kitsilano and Fairview continued to lead the way on the Westside attached market with 24 new attached listings in Fairview and 21 new attached listings in Kitsilano.  The season Univeristy maket also continued to be quite active on the listing side with 21 new attached listings this week. The remaining neighbourhoods remained comfortably within their average listing ranges, though False Creek had a slightly above average supply week with 10 new attached listings.

Westside Vancouver Detached Report June 13th – June 20th:

Detached listing volumes remained quite stable this week on the Westside after posting gains in the previous period; we saw 86 new detached listings this week (compared to 84 new detached listings previously) for a 3% increase in listing volume. A number of neighbourhoods registered strong listing figures with Arbutus (9 new detached listings), Dunbar (9 new detached listings), Kitsilano (9 new detached listings), and Kerrisdale (9 new detached listings) numbering amongst the strongest.  South Granville had the most prolific listing numbers this week with 10 new detached listings. Listing supply in these neighbourhoods continues to at least remain stable (with many posting gains).

Westside Vancouver Attached Report June 1st – June 8th:

Westside attached listing supply remained quite stable this week after trending downwards in the previous period; we saw 101 new attached listings in this period (up from 96 new attached listings previously), which accounted for around 49% of all attached listing activity across Vancouver West.  This represented a slight drop for the Westside neighbourhoods in regards to attached supply market share, as the bulk of the listing aggregate listing increases fell in the downtown markets.  High-density Fairview and Kitsilano continued to post high listing numbers with 30 new attached listings in Kitsilano (up from 26 new attached listings), and 13 new attached listings in Fairview (a notable drop from the 22 new attached listings we saw last week).  The seasonally activity University neighbourhood (affected by the school year) also continued to be quite active with 14 new attached listings.

Westside Vancouver Detached Report June 1st – June 8th:

Westside detached listing activity recovered aggressively this week after contracting for two consecutive weeks previously; we saw 84 new detached listings this week (up from 58 new detached listings). Cambie posted the strongest supply numbers this week with 13 new detached listings (a notable increase from the 4 detached listings we saw last week), well Dunbar alson continued to post strong listing results with 10 new detached listings (compared to the same number of listings last week), well Kitsilano (9 new detached listings), Point Grey (9 new detached listings), and Kerrisdale (7 new detached listings) also contributed to a heightened detached listing supply this week.
