<span style="color: #000080;">Housing prices climb to global heights for latest Olympics host</span></em></a></p>
<blockquote><p>Greater Vancouver housing sales cooled off in April after moving at a red-hot pace the previous two months.</p>
<p>Canada&#8217;s third-largest metropolitan area saw residential sales of single-family detached, attached and condominium properties decline 21 percent to 3,225 year-over-year, according to the latest report from the Real Estate Board of Greater Vancouver. Sales were off 8.2 percent from March. The board attributed the April sales decline to a slowdown in condo sales.</p>
<p>The board&#8217;s benchmark Housing Price Index for all residential properties rose to $622,991 in April, up 5 percent from $593,419. The benchmark represents the sales price of a typical property within the market and is considered a more accurate reflection of prices.</p>
<p>A sales spurt of multimillion-dollar homes in some parts of Vancouver skewed the average sales price of a home nationally, pushing it up to $372,544 in April, according to the Canadian Real Estate Association.</p></blockquote>

<p>It has topped the list  from 2007.</p>
<p>Although Melbourne  pipped the Austrian capital for silver medal, there was no other major  change near the top of the list of 140 cities worldwide. Auckland, New  Zealand, came in 10th.</p>
<p>&#8220;Mid-sized  cities in developed countries with relatively low population densities  tend to score well by having all the cultural and infrastructural  benefits on offer with fewer problems related to crime or congestion,&#8221;  said Jon Copestake, editor of the report, in a statement.</p></blockquote>

<blockquote><p>The Real Estate Board of Greater Vancouver (REBGV) reports that new listings for detached, attached and<br />
apartment properties in Greater Vancouver totalled 7,004 in March 2010. This represents a 60 per cent increase<br />
compared to March 2009 when 4,385 new units were listed, and a 52.1 per cent increase compared to February<br />
2010 when 4,606 properties were listed on the Multiple Listing Service® (MLS®).</p>
<p>At 13,538, the total number of property listings on the Multiple Listing Service (MLS®) increased 19 per cent<br />
in March compared to last month, but remains 7.6 per cent below this time last year.<br />
“The total number of homes listed for sale on our MLS® is at its highest level in 10 months, which translates<br />
into more options and variety for those looking to buy during the traditionally busy spring period,” Jake Moldowan,<br />
REBGV president said.</p></blockquote>

<blockquote><p>Vancouver West as a whole saw a notable decline in both listing and sales activity this past week with <strong>163 new attached listings </strong>compared to <strong>214 new listings </strong>in the previous period.  Despite the decline the Westside neighbourhoods remained relatively stable (with the downtown neighbourhoods accounting for much of the fall); as on the Westside we saw <strong>55 new attached listing this week; </strong>a slight drop from the <strong>59 in the previous period.</strong></p></blockquote>

<blockquote><p><span>in the Westside detached market continued to tighten this past week with a second consecutive period of decreases.  There cotninues to be a lack of suply in the Kitsilano area, and little has been introduced to the market recently to satiate the demand in the Point Grey, Cambie, and Dunbar neighbourhoods.  This past week we saw the lowest amount of new listings since early 2009 with <strong>23 new detached listings </strong>(down from <strong>39 the previous week</strong>) on the Westside as all neighbourhoods remained in single digits as far as new listings were concenred.</span></p></blockquote>

			<content:encoded><![CDATA[<p>We would like to present  &#8216;Westside Detached Stat Package&#8217; for the week of <strong><span>October 20th &#8211; October 27th</span></strong>.</p>
<p><span>The Westside Detached market posted low-to-average listing and sales figures for the second consecutive week after posting gains during the first two weeks of October.  Supply numbers continued to trend downwards, moving to</span><strong> 52 new</strong> detached active listings in the <strong>Vancouver West Region;  <strong>down from 55</strong></strong><strong> <strong>the previous week</strong>. </strong><span>Confirmed sales transactions maintained their Quarter 4 2009 average pace; we saw<strong> 46</strong></span><strong> </strong><span>detached sales (down from the <strong>47</strong> the previous week).  Not surprisingly, sales performance should remain stable through third quarter 2009 prior to a pre-Olympic surge in the late fourth quarter flowing into Q1 2010.   Buyer competition remains especially active in Kitsilano, Dunbar, and Point Grey.  Sharp pricing and the advice of a Realtor remains paramount, however; as over-priced listings tend to struggle in today&#8217;s market conditions, with well-priced product moving quite quickly.<br />

<p><span>New listing supply fell back down to quarterly averages after posting higher-then-average gains through early-October, well sales transactions continued along what we&#8217;ve come to identify as &#8216;average&#8217; through the early Fall periods.   We anticipate a relatively stable market through October prior to a resurgence in the Fall which should carry us through Quarter 4 2009 a<span>nd</span> the 2010 Winter Olympic Games. </span></p>

			<content:encoded><![CDATA[<p>We would like to present our  &#8216;<strong>Westside Attached Stat Package</strong>&#8216;, for the week of <strong>October 20th &#8211; October 27th</strong>.    New listing trended downwards for the second straight week on the Westside with <strong>62 new attached listings</strong> (down from <strong>86</strong> the previous week), and continued to outpace sales activity in the Westside attached market through mid-October.  Sales transactions recovered after stumbling slightly the week before; with <strong>66 attached sales on the Westside </strong>(up from <strong>59 </strong>the previous week). Market conditions have demonstrated stability since mid-March and continue to trend upwards with the macro-recovery in regards to global economics.  Of note, sales volume on the Westside actually out-paced sales in the downtown core; with the Westside market accounting for <strong>54%</strong> of confirmed sales transactions this past week.  The Bank of Canada continues to state interest rates should remain stable through first quarter 2010 despite what is viewed as more wide-spread economic recovery.</p>
<p>This past week there were<strong> 172 </strong>new active attached listings in the Vancouver West Region with<strong> 62 </strong>falling in the Westside neighbourhoods. Please note if your neighbourhood is not included in the weekly list it indicates there were <strong>zero (0)</strong> new listings in your area for that period.</p>

<p><span>The Westside Detached market experienced a fall back  in new listings numbers; similar to late-September conditions, after rallying briefly the previous two weeks.  Supply numbers struggled, moving to</span><strong> 55 new</strong> detached active listings in the <strong>Vancouver West Region;  <strong>down from 81</strong></strong><strong> <strong>the previous week</strong>. </strong><span>Confirmed sales transactions, however; maintained a pace we&#8217;ve identified as fairly average over the past two quarters of 2009; we saw<strong> 47</strong></span><strong> </strong><span>detached sales (down from the <strong>48</strong> the previous week).  Not surprisingly, sales performance should remain stable through third quarter 2009 prior to a pre-Olympic surge in the late fourth quarter flowing into Q1 2010.   Buyer competition remains especially active in Kitsilano, Dunbar, and Point Grey.  Sharp pricing and the advice of a Realtor remains paramount, however; as over-priced listings tend to struggle in today&#8217;s market conditions, with well-priced product moving quite quickly.<br />

New listing slumped slightly on the Westside this past week with <strong>86 new attached listings</strong> (down from <strong>114</strong> the previous week), and continued to outpace sales activity in the Westside attached market through mid-October.  Sales transactions also fell following three consecutive weeks of positive growth; with <strong>59 attached sales on the Westside </strong>(down from <strong>84 </strong>the previous week). Market conditions have demonstrated stability since mid-March and continue to trend upwards with the macro-recovery in regards to global economics. In following with the regular Vancouver market cycles we should see the market begin to pickup as the Autumn season sets in, and consumers get back to business.  Numerous lenders are predicting <strong>at least</strong> one rate hike in the next 3-4 months as Canadian banks look to counter inflationary pressure as the recession eases globally.</p>
<p>This past week there were<strong> 198 </strong>new active attached listings in the Vancouver West Region with<strong> 86 </strong>falling in the Westside neighbourhoods. <p><span>The Westside Detached market saw a continual firming up of sales conditions as solid numbers from the last week of September carried into the first two weeks of October.  Supply numbers remained quite static, moving to</span><strong> 81 new</strong> detached active listings in the <strong>Vancouver West Region;  <strong>down from 90</strong></strong><strong> <strong>the previous week</strong>. </strong><span>We saw<strong> 48</strong></span><strong> </strong><span>detached sales (down from the <strong>58</strong> the previous week).  Not surprisingly, performance should remain stable through third quarter 2009 prior to a pre-Olympic surge in the late fourth quarter flowing into Q1 2010.   Buyer competition remains especially active in Kitsilano, Dunbar, and Point Grey.  As such, it may be a solid time to consider listing your home if you have been thinking about proceeding wi<span>th</span> a sale.   Supply conditions in Kitsilano, Dunbar, and South Granville were quite active this past week as the market remained relatively stable.<br />

<p><span>New listing supply ended on a relatively strong note, well sales transactions continued along what we&#8217;ve come to identify as &#8216;average&#8217; through the early Fall periods.  The mid-to-late Summer months te<span>nd</span> to be particularly low-periods for the detached markets due to social factors (<span>ie</span> / summer vacation, etc.) a<span>nd</span> thus we anticipate a relatively stable market through October prior to a resurgence in the Fall which should carry us through Quarter 4 2009 a<span>nd</span> the 2010 Winter Olympic Games. </span></p>

			<content:encoded><![CDATA[<p>We would like to present our  &#8216;<strong>Westside Attached Stat Package</strong>&#8216;, for the week of <strong>October 8th &#8211; October 13th</strong>.  New listing supply remained strong on the Westside this past week with <strong>114 new attached listings</strong> (up from <strong>75</strong> the previous week),  and continued to outpace sales activity in the Westside attached market during the early-October period.  Sales transactions also trended upward this past week, but remained behind new listings; with <strong>84 attached sales on the Westside </strong>(up from <strong>75 </strong>the previous week).   Market conditions have demonstrated stability since mid-March and continue to trend upwards with the macro-recovery in regards to global economics.   In following with the regular Vancouver market cycles we should see the market begin to pickup as the Autumn season sets in, and consumers get back to business.</p>
<p>This past week there were<strong> 290 </strong>new active attached listings in the Vancouver West Region with<strong> 114 </strong>falling in the Westside neighbourhoods. Please note if your neighbourhood is not included in the weekly list it indicates there were <strong>zero (0)</strong> new listings in your area for that period.</p>
<p>The<strong> 114 </strong>new active attached listings on the <strong>Westside</strong> were distributed as follows:</p>

<p>The Westisde neighbourhoods accounted for <strong>114 : 290</strong> or <strong>39% </strong>of overall<strong> Vancouver West attached new listings</strong> from <strong>October 8th &#8211; October 13th.</strong></p>
<p>This past week there were <strong>173</strong> sold attached listings in the Vancouver West Region with<strong> 84 </strong>(up from<strong> 75 </strong>last week)<strong> </strong>falling in the Westside neighbourhoods. Please note if your neighbourhood is not included in the weekly list it indicates there were <strong>zero (0) </strong>sales in your area for that period.</p>

<p>The Westside neighbourhoods accounted for<strong> 84 : 173 </strong>or <strong>49% </strong>of overall<strong> Vancouver West attached solds</strong> from <strong>October 8th &#8211; October 13th. </strong>Fairview and Kitsilano continued to lead the way in both new listing supply and confirmed sales transactions.</p>
