<p><a rel="nofollow" target="_blank" title="Westside Vancouver Attached Market Report July 12 - July 19" href="http://www.susankeevil.com/Blog.php/870" target="_blank">Westside Vancouver Attached Report July 12 &#8211; July 19</a>:</p>
<blockquote><p>Attached listing supply declined this past week after posting growth in the previous week; across the Westside we saw <b>83 new attached listings</b> (down slightly from the <b>91 new attached listings</b> in the previous period).&nbsp; The high-density attached markets in Kitsilano, University and Fairview again posted the strongest supply figures with <b>23, 15 and 14 new attached listings</b> respectively.&nbsp; The Westside markets accounted for a higher percentage of listing supply this past week with <b>83 of 172 new attached listings</b> across Vancouver West or approximately <b>48%</b> of all new attached listings falling in Westside neighbourhoods (up from <b>44%</b> in the previous week). </p>
<p>Confirmed sales volume continued to fall for the third consecutive week with <b>40 confirmed attached sales</b> (down from <b>52 confirmed attached sales</b> in the previous period).</p></blockquote>

<blockquote><p>Detached supply remained stable this week across the Westside neighbourhoods with <b>61 new detached listings</b> (the same supply number as the previous week); Dunbar continued to be a notably busy listing neighbourhood with <b>14 new detached listings</b> (which accounted for <b>23%</b> of detached listings across the Westside). Point Grey and Cambie also posted stronger then average supply figures with <b>6 new detached listings</b> in each neighbourhood.<b></p>
<p></b>Confirmed detached sales volume, on the other hand, continued to trend downwards for the second consecutive week as we saw just <b>21 confirmed detached sales</b> across the Westside (down from <b>36 detached sales</b> in the previous period).</p></blockquote>

<blockquote><p>Attached listing activity demonstrated growth this period with <b>91 new attached listings</b> across the Westside (up from <b>72 new attached listings</b> in the previous week); after performing strongly for the past <b>6-8 weeks</b> the Westside has demonstrated a tilt towards the supply-side with a greater number of listings versus sales. Kitsilano and Fairview continued to be the most active supply neighbourhoods (not surprising considering attached density variables); we saw <b>23 new attached listings</b> in Kitsilano and <b>18 new attached listings</b> in Fairview.&nbsp; As a whole Vancouver West saw <b>209 new attached listings</b> this past week with the Westside accounting for approximately <b>44%</b> of new listing supply (a <b>3%</b> increase from the market share in the previous week).&nbsp; </p>
<p>The confirmed sales side, on the other hand, continued to trend downwards across the Westside neighbourhoods with <b>52 confirmed attached sales</b> (down from <b>61 confirmed transactions</b> in the previous week).&nbsp; After posting strong sales to listing figures over the past two months the Westside has weakened slightly as we&#8217;ve approached the heart of the Summer months.</p></blockquote>

<blockquote><p>Detached supply across the Westside markets rebounded this past week after trending downwards for two consecutive weeks through the mid-Summer period; we saw <b>61 new detached listings</b> across the Westside this week (up from <b>43 detached listings</b> in the previous period).&nbsp; Point Grey continued to be quite busy on the listing side (and the sales side as well) with <b>8 new detached listings</b>. Arbutus, Dunbar, and Kerrisdale also demonstrated strong &#8216;spot&#8217; supply conditions with <b>7 new detached listings</b> in each neighbourhood respectively.&nbsp;&nbsp; Kitsilano remained relatively quiet with just <b>3 new detached listings</b>; though the neighbourhood does tend to take a bit of hiatus in the late-Summer months.</p></blockquote>

<blockquote><p>Over the last 12 months, the overall MLSLink® Housing Price Index (HPI) benchmark price for all residential properties in Greater Vancouver increased 11.8 per cent to $580,237 from $518,855 in June 2009. Sales of detached properties in June 2010 reached 1,139, a decrease of 31.7 per cent from the 1,667 detached sales recorded in June 2009 and a 24.1 per cent increase from the 918 units sold in June 2008. The benchmark price for detached properties increased 13.4 per cent from June 2009 to $795,025.</p>
<p>Sales of apartment properties reached 1,258 in June 2010, a decline of 29.7 per cent compared to the 1,790 sales in June 2009 and an increase of 19 per cent compared to the 1,057 sales in June 2008.The benchmark price of an apartment property increased 9.7 per cent from June 2009 to $391,528.</p>
<p>Attached property sales in June 2010 totalled 575, a decline of 28.3 per cent compared to the 802 sales in June 2009<br />
and a 27.8 per cent increase from the 450 attached properties sold in June 2008. The benchmark price of an attached<br />
unit increased 11.6 per cent between June 2009 and 2010 to $492,861.</p></blockquote>

<blockquote><p>Attached listing activity trended downwards across the Westside this past week as we moved into the traditionally &#8216;low&#8217; Summer periods; a season marked by lower listing figures, sales softening, and tons of vacation time!  We saw <strong>176 new attached listings</strong> across the Westside (down notably from the <strong>200-250 new attached listings</strong> we had been seeing previously); University remained a very active neighbourhood with <strong>17 new attached listings,</strong> well Kitsilano and Fairview also continued to post strong supply numbers with <strong>13 new attached listings</strong> in each neighbourhood.  The Westside markets accounted for <strong>72 new attached listings</strong> (or roughly <strong>41%</strong> of all Vancouver West attached listings); a relatively strong showing considering the seasonal norms (though no where near the highs we&#8217;ve seen in the first two quarters of 2010).</p></blockquote>

<blockquote><p>The summer period is traditional a slow one for the Westside neighbourhoods with much of the family demographic taking vacation time, and preferring to wait until the more traditional fall seasons to list many detached homes.  As such, we saw a notable drop in new detached listing supply this week with just <strong>43 new detached listings</strong> across the Westside (compared to <strong>70-80 new listing range</strong> in the previous months).  Shaughnessy and South Granville posted the top numbers with <strong>7 new detached listings</strong> and <strong>6 new detached listings</strong> respectively.  Most other neighbourhoods posted more moderate listing supply with a median supply of approximately <strong>3.5 new listings</strong> in each neighbourhood.</p></blockquote>

<p><a rel="nofollow" target="_blank" title="Westside Vancouver Attached Market Report June 14 - June 21" href="http://www.susankeevil.com/Blog.php/854" target="_blank">Westside Vancouver Attached Report June 14 &#8211; June 21</a>:</p>
<blockquote><p>Vancouver West attached supply stayed relatively strong this past week with <b>242 new attached listings</b>; the Westside markets continued to post less aggressive supply numbers then the downtown markets (good news for sellers) with <b>108 new attached listings</b> on the Westside, which accounted for <b>45%</b> of all Vancouver West attached supply over the past week. Kitsilano and Fairview continued to post the strongest listing numbers (due to housing density) with <b>22 and 18 new attached listings</b> in each neighbourhood respectively.&nbsp; University continued to post strong listing and sales figures mostly due to the fact the market around UBC tends to move seasonally in association with the school year.&nbsp; Mount Pleasant also surged this week in regards to listing supply with <b>16 new attached listings</b> (a quarterly high for the neighbourhood).</p></blockquote>

<blockquote><p>Westside detached listing activity stayed quite stable this past week with <b>74 new detached listings</b> across the Westside neighbourhoods.&nbsp; These numbers reflect what we&#8217;ve come to identify as the relative &#8216;norm&#8217; for the quarter.&nbsp; Dunbar continued to be the most active listing neighbourhood with <b>11 new detached listings</b>, well Kerrisdale and Arbutus surged slightly with <b>8 and 7 new detached listings</b> in each neighbourhood respectively.</p></blockquote>

<blockquote><p>The Real Estate Board of Greater Vancouver (REBGV) reports that residential property sales in Greater Vancouver totalled 3,156 in May 2010, a decline of 10.4 per cent compared to the 3,524 sales in May 2009; 5.1 per cent more than the 3,002 sales in May 2008; and 27.1 per cent less than the 4,331 sales in May 2007. May 2010 sales also represent a 10.1 per cent decline compared to last month’s sales.</p>
<p>In terms of number of property listings, last month marked the third consecutive month during which more than 7,000 homes were listed for sale on the Multiple Listing Service (MLS®) in Greater Vancouver.</p></blockquote>

<blockquote><p>Vancouver West attached supply remained quite stable this past period after demonstrating some volatility over the previous two weeks.  We saw <strong>263 new attached listings</strong> across Vancouver West (compared to <strong>268</strong> in the previous week) with <strong>121</strong> or roughly <strong>46%</strong> of those attached listings falling in the Westside neighbourhood.  This is a slight drop in supply market-share for the Westside, which accounted for around <strong>51%</strong> of new attached listing supply in the previous period. Kitsilano and Fairview continued to account for the &#8216;lions share&#8217; of Westside attached listing supply (this can be attributed to the high-density development of portions of these neighbourhoods) as Kitsilano posted <strong>28 new attached listings</strong> well Fairview posted <strong>30 new attached listings</strong>.  Continuing to post high listing volume is the University neighbourhood, though this is not overly surprising as attached listing supply in the neighbourhood tends to have a correlation with the calendar school year at UBC.</p></blockquote>

<blockquote><p>Westside detached listing activity remained within it&#8217;s relative range this past week, which we established as the norm over the past sixty-seven days.  We&#8217;ve seen an average of around <strong>70 new detached Westside listings</strong> per week in that period, with a high of around <strong>80 new detached listings</strong> and a low of around <strong>60 new detached listings</strong> depending on the period (with obvious outliers). We saw a relative increase in listing activity this past week with <strong>76 new detached listings</strong> on the Westside (compared to <strong>69 new detached listings</strong> in the previous period).  Point Grey posted the most notable increase this past week, and nearly doubled it&#8217;s quarterly &#8216;average to date&#8217; with <strong>12 new detached listings</strong> this past week.</p></blockquote>
