I have looked at many, but many have fairly major structural problems with their poured concrete basements. It is becoming fairly common for homeowners to now get engineering reports and then have steel wall bracing installed inside, and a waterproof membrane installed outside. How should this affect the selling price of a home? Should it appreciate the value because of the repairs or depreciate it because of the previous damage and the increased difficulty in reselling this home? I suspect bracing will affect our resale when we eventually resell this home? Has there been any research on what percentage of homebuyers will not consider purchasing a home that has had its basement braced? Do you think it would be ultimately better to be patient and wait for a home without structural damage and purchase that home?
