Westside Vancouver Attached Report August 15th – August 22nd:

Attached listing supply continued to trend downwards across the Westside this week as we settled into the slower late-August period prior to the usual bounce-back in the early-Fall season; we saw 69 new attached listings across the Westside this week, which accounted for roughly 43% of all new attached listing activity over all Vancouver West neighbourhoods.  High-density attached neighbourhoods Kitsilano and Fairview continued to lead the way this week on the listing side with 14 new attached listings in Kitsilano (compared to 15 new attached listings previously) and 18 new attached listings in Fairview (up from 16 new attached listings).  University also continued to post high listing numbers as we inched closer to the start of the school year, with 12 new attached listings (down a bit from the 14 new attached listings we saw previously).  The remaining Westside neighbourhoods posted in the single-digit supply numbers, with Kerrisdale the best of the bunch with 8 new attached listings.

Westside Vancouver Detached Report August 15th – August 22nd:

Detached sales volumes also showed growth this week across the Westside neighbourhoods after posting lower figures through the first two weeks of August; we saw 35 confirmed detached sales on the Westside (a jump from the 22 confirmed detached sales we had seen in the previous period). Distribution was fairly even across most neighbourhoods on the sales-side with many areas posting comparable numbers: Point Grey (5 confirmed detached sales), Dunbar (5 confirmed detached sales), Kerrsidale (5 confirmed detached sales), and Shaughnessy (4 confirmed detached sales) led the way vis-a-vis sales volumes.  Consequently, our sales to listing ratio also improved this week on the back of a jump in our sales numbers (with a slightly less pronounced increase in new listings); we saw 35 confirmed detached sales to 58 new detached listings for a Westside detached saturation rating of approximately 60% for the week (an increase from the 45% figure we saw previously).

Westside Vancouver Attached Report July 25th – August 1st:

Westside attached listing supply continued to depreciate for the second consecutive period this week as we moved towards the slower ‘late Summer’ period when both supply and sales tend to post more modest numbers.  We saw 79 new attached listings across the Westside this week (down from the 124 new attached listings we had seen previously), which equated to around 45% of the aggregate 174 new attached listings we saw across Vancouver West.  High-density neighbourhoods like Kitsilano and Fairview continued to drive listing supply on the Westside, as we saw 15 new attached listings in Kitsilano (down from the 24 new attached listings we had seen in the area previously), and 16 new attached listings in Fairview (down from 31 new attached listings).  Not surprisingly, the highly seasonal University market also continued to be quite busy as we approach the ‘back to school’ period with 14 new attached listings.

Westside Vancouver Detached Report July 25th – August 1st:

Detached sales volume also trended sharply downwards this week after recovering slightly towards the end of July, we saw 22 new detached listings across the Westside this week (a nearly 50% decrease from the 42 confirmed detached sales we had seen previously).  Point Grey was the busiest of the lot this week with just 3 new detached sales (down from 5 confirmed detached sales), Dunbar shared a portion of the lead, also with 3 confirmed detached sales (down from 6 confirmed detached sales).  The remaining neighbourhoods posted lows of zero (0) new listings, and a high of 2 new detached listings for a very moderate week on the Westside sales side.  Our sales to listing ratio fell this week as new listing volumes decreased at a more aggressive rate then confirmed sales; we saw 22 confirmed detached sales to 49 new attached listings for a saturation rating of 45% across the Westside detached markets (a decrease from the 48% number we saw last week).

Westside Vancouver Attached Report July 4th – July 11th:

Attached supply recovered this week after declining sharply in the previous period; we saw 124 new attached listings on the Westside this week (up from the 73 new attached listings we had seen previously), which accounted for 46% of the aggregate 269 new attached listings across Vancouver West (the Westside posted a lower share of the overall listing increase this week as the downtown neighbourhoods accounted for the bulk of the listing jump regionally). Kitsilano and Fairview made up the majority of our increase this week with 24 new attached listings in Kitsilano (up from the 12 new attached listings we saw last week), and 31 new attached listings in Fairview (up from the 15 new attached listings we saw previously). When combined this two neighbourhoods accounted for 44% of all attached listing activity on the Westside, with the University neighbourhood also making up a signficiant portion with 22 new attached listings this week. Also of note, as an abnormally busy week in the Marpole area where we saw 10 new attached listings (up from 5 new attached listings last week).

Westside Vancouver Detached Report July 4th – July 11th:

Detached sales volumes also trended upwards this week after declining in the previous period, we saw 42 confirmed detached sales this week (up from the 34 confirmed detached sales we saw previously), with South Granville leading the charge with 7 confirmed detached listings (a slight drop from the 9 confirmed detached sales in the neighbourhood last week).  Overall, the sales gains were quite well distributed with a number of neighbourhoods posting steady sales activity; areas such as Point Grey (5 confirmed detached sales), Dunbar (6 confirmed detached sales), and Kitsilano (4 confirmed detached sales) continued to post relatively stable, if not overwhelming, sales figures this week.  Our sales to listing ratio actually decreased this week due to a more pronounced increase in new listings versus sales volumes as we saw 42 confirmed detached sales to 88 new detached listings for a 48% detached saturation rating on the Westside (a fall from the 52% number we saw last week).

Westside Vancouver Attached Report June 27th – July 4th:

Happy 4th of July to our American readers! Westside attached supply took a tumble this week after holding steady for the last half of June; we saw 73 new attached listings across the Westside neighbourhoods this week (down from the 106 new attached listings we saw previously), which accounted for roughly 43% of the overall 168 new attached listings across Vancouver West (down from the 51% figure we saw the Westside claim last week).  As such, the Westside neighbourhoods accounted for the bulk of the listing decrease this week, though downtown also saw listing supply trend downwards.  High-density neighbourhoods Kitsilano and Fairview thus posted lower-then-average numbers this week with 12 new attached listings in Kitsilano, and 15 new attached listings in Fairview. False Creek saw a relatively strong week with 9 new attached listings, and University continued to post healthy numbers in it’s typical ‘busy season’ at the conclusion of the school year with 15 new attached listings.

Westside Vancouver Detached Report June 27th – July 4th:

Westside detached sales volume also took a dip this week after holding steady through the end of June; we saw 34 confirmed detached sales across all neighbourhoods in this period (down from the 53 confirmed detached sales we saw previously). Dunbar led the way as the most popular neighbourhood amongst detached buyers with 7 confirmed detached listings this week, well Point Grey (5 confirmed detached listings) and South Granville (5 confirmed detached listings) also had above-average weeks relative to the other Westside neighbourhoods.  Our sales to listing ratio dipped this week as listing fingers declined at a greater pace then confirmed sales figures, we saw 34 confirmed detached sales to 65 new detached listings for a detached saturation rating of 52% across the Westside (a fall from the 62% figure we saw last week).
