<blockquote><p>Listing supply rebounded slightly after sagging in the previous period with 253 new attached listings across Vancouver West (compared to 213 in the previous period). The downtown markets continued to account for roughly the same market share with 57% of all attached listing supply; we saw 145 new attached listings in the downtown neighbourhoods with the downtown core again leading the market with 60 new attached listings (though with a decreased market share of only 47%) while the West End posted the second strongest gain with 32 new attached listings, and both Coal Harbour and False Creek North also increased their listing share with 26 and 27 new listings respectively.</p></blockquote>

<blockquote><p>The Westside neighbourhoods posted strong sales and listing numbers for the fourth consecutive week as we move towards the Olympics with firm market share on both the sales and supply side. Vancouver West saw 253 new attached listings (up from 213 in the previous week) as a whole with the Westside neighbourhoods contributing 108 new attached listings or roughly 43% of all new supply. The University, Kitsilano, and Fairview areas demonstrated strong supply numbers with 15, 27, and 18 new attached listings respectively.</p></blockquote>

<blockquote><p>Confirmed detached sales numbers improved marginally for the second consecutive week, as we witnessed 39 confirmed detached sales this period (up slightly from 37 in the previos week).  Both Dunbar and Point Grey posted weaker numbers this week, however; as both areas may be suffering a little bit from price increases combined with a few consecutive weeks of improving supply conditions.  Kitsilano and South Granville both posted a sales jump and proceeded to grab a greater portion of the Westside sales share.</p></blockquote>

			<content:encoded><![CDATA[<p>We have compiled sales and listings statistics for the period running from <strong>June 29th </strong>to <strong>July 6th</strong>, and released them in this easy to read format! If you have any further questions or require more detail please get in touch with us.  This past week (and the month of May in general) was marked by an increase in market activity (both listings and sales) as well as a further demonstration of market stability and equilibrium; with <strong>193 new listings</strong> (down from<strong> 231 new listings </strong>the previous week), and<strong> 176 attached sales </strong>(down slightly from the <strong>191 sales</strong> the previous week)<strong>. </strong>We have continued to see a slight seasonal slowdown as we edge into July (as expected) though sales volume has remained relatively consistent over the past 4 weeks.  The supply-side remains tight in many downtown markets, especially for mid-grade property in the $350,000 &#8211; $550,000 range.</p>

<p>Sales volume fell for the second straight week, moving from <strong>191 </strong>sales to <strong>176. </strong>The downtown core neighbourhoods witnessed the most drastic decrease in transactions as we ease into the mid-Summer months; a period where Vancouver tends to experience seasonal lulls.  As stated previously there has been an influx of buyer activity over the past two months, as more individuals seem to be looking at price depreciation and favorable mortgage conditions. The sales to listing ratio also remained strong this past week sitting at <strong>[176 : 193] &#8216;sales to listings&#8217; or 91% saturation</strong> &#8211; stronger market fundamentals, a return to supply / demand equilibrium, and an influx of buyer activity has been leading our recovery period!</p>

If you have any further questions or require more detail please get in touch with us.  This past week (and the month of May in general) was marked by an increase in market activity (both listings and sales) as well as a further demonstration of market stability and equilibrium; with <strong>231 new listings</strong> (up from<strong> 191 new listings </strong>the previous week), and <strong>191 attached sales </strong>(down slightly from the <strong>217 sales</strong> the previous week)<strong>. </strong>US and foreign buyer activity has been increasing recently as we have been working with numerous buyers out of California, Florida, and China with more coming in daily interested in Canada&#8217;s insulated banking system, competitive financing options, and relatively low Vancouver prices.  The supply-side remains tight in many downtown markets, especially for mid-grade property in the $350,000 &#8211; $550,000 range.</p>

<p>Sales volume remained steady over the past week, moving from <strong>217 </strong>sales to <strong>191.</strong> Conversely we saw another surge in the supply-side, but many of the new listings failed to satiate the demand for mid-grade ($350,000 &#8211; $550,000), quality downtown product.  Yaletown and False Creek North are specific areas with limited supply in these ranges.  We expect stronger sales movement to continue through mid-Summer prior to some light seasonal lulls.  As stated previously there has been an influx of buyer activity over the past two months, as more individuals seem to be looking at price depreciation and favorable mortgage conditions. The sales to listing ratio also remained strong this past week sitting at <strong>[191 : 231] &#8216;sales to listings&#8217; or 83% saturation</strong> &#8211; stronger market fundamentals, a return to supply / demand equilibrium, and an influx of buyer activity has been leading our recovery period!</p>

<p>Sales volume continued to demonstrate continued strength over the first quarter 2009, moving from <strong>213 </strong>sales to <strong>193.</strong> Of note is the continual movement of the downtown market towards equilibrium as sales versus new listings have remained in the <strong>1 : 1 ratio range</strong>; indicating improving market fundamentals (notably a healthy supply versus demand dynamic). We expect stronger sales movement to continue through early-Summer. As stated previously there has been an influx of buyer activity over the past month and a half, as more individuals seem to be looking at price depreciation and favorable mortgage conditions. The sales to listing ratio also remained strong this past week sitting at <strong>[213 : 254] &#8216;sales to listings&#8217; or 84% saturation</strong> &#8211; stronger market fundamentals, a return to supply / demand equilibrium, and an influx of buyer activity has been leading our recovery period!</p>

			<content:encoded><![CDATA[<p>We would like to present  &#8216;Westside Detached Stat Package&#8217; for the week of <strong>May 25th &#8211; June 1st</strong>.</p>
<p>The detached market on the Westside continued to perform well below seasonal norms as the recent recovery in the attached and apartment markets due to better financing and economic conditions has not yet reached the higher-end housing market on the Westside.  New listings moved from<strong> 58</strong> new detached active listings in the <strong>Vancouver West Region </strong>to <strong>69</strong> &#8211; as we continued to see nearly full supply saturation with <strong>56 </strong>detached sales.  Attached and condominium markets tend to be what we refer to as &#8216;early indicators&#8217;, which should lead to further improvements in the detached market as 2009 continues.   The Westside detached market, more then anywhere else; has seen a real drop in supply in the face of a tighter market.  Buyer competition remains active in these areas, and thus it may be a solid time to consider listing your home if you have been thinking about proceeding with a sale.   The demand is especially acute in Kitsilano where supply has definitely tailed off &#8211; especially in the Kits Point areas, and other sectors north of W 4th Ave.  We did witness a slight increase in supply in these areas this past week, but there remains a degree of &#8216;pent-up&#8217; demand.</p>

<p>Of important note is the <strong>1 : 1 listing to ratio number</strong>, which indicates nearly full supply saturation in many of the Westside markets.  Especially competitive are the Kitsilano midgrade market with listings north of W 4th Avenue in the $1,000,000 &#8211; $1,400,000 in demand as well as the luxury markets in Point Grey and Shaughnessy.  South Granville continued to lead the Westside in transaction volume with <strong>8 sales</strong>, and Kerrisdale saw an increase in transaction activity with <strong>9 sales.</strong></p>
