<p><a rel="nofollow" target="_blank" title="Westside Vancouver Attached Market Report September 26th - October 3rd" href="http://www.susankeevil.com/Blog.php/westside-vancouver-attached-property-market-update-september-26th-october-3rd" target="_blank">Westside Vancouver Attached Report September 26th &#8211; October 3rd</a>:</p>
<blockquote><p>Westside attached listing supply continued to trend downwards for the second consecutive week after posting gains through mid-September; we saw <strong>85 new attached listings</strong> on the Westside this week (down sharply from the <strong>106 new attached listings</strong> we had seen previously), which accounted for <strong>41%</strong> of the overall <strong>206 new attached listings</strong> we saw across Vancouver West (a further drop in listing share from the <strong>44%</strong> ratio we saw last week). Kitsilano dominated the supply-side figures this week with <strong>26 new attaached listings</strong> (though a slight decrease from the <strong>30 new attached listings</strong> we&#8217;d seen previously), well Fairview saw a relatively large decline in listing activity this week with <strong>17 new attached listings</strong> (down from the <strong>27 new attached listings</strong> we saw last week). University was the next busiest neighbourhood as we eased into the school year with <strong>12 new attached listings</strong> (compared to <strong>13 new attached listings</strong> registered previously).</p></blockquote>

<blockquote><p>Westside detached listings upply continued to trend upwards this week after remaining quite static through mid-September; we saw <strong>101 new detached listings</strong> across the Westside this week (which marked an increase from the <strong>88 new detached listings</strong> we saw in the previous period). Dunbar continued to lead the way on the supply-side this week despite posting slight decreases with <strong>13 new detached listings</strong> (a drop from the <strong>16 new detached listings</strong> we saw last week); other neighbourhoods also continued to have strong supply numbers, with Point Grey (<strong>11 new detached listings</strong>), and Mackenzie Heights (<strong>10 new detached listings</strong>) registering the second and third strongest weeks after Dunbar.  Also of note this week were, Shaughnessy (<strong>9 new detached listings</strong>), Kerrisdale (<strong>9 new detached listings</strong>), and Arbutus (<strong>7 new detached listings</strong>).</p></blockquote>

<blockquote><p>Attached listing supply took a slight step back on the Westside this week after posting strong gains in the previous period; we saw <strong>106 new attached listings</strong> on the Westside (down a bit from the <strong>111 new attached listings</strong> we saw last week), which accounted for roughly <strong>44%</strong> of all new attached listing activity across Vancouver West, where we saw <strong>240 new attached listings</strong> overall (this marked a slight step back for the Westside on the supply-side from the <strong>47%</strong> ratio we saw last week). Kitsilano and Fairview once again led the way, as we saw <strong>30 new attached listings</strong> in Kitsilano (up from the <strong>29 new attached listings</strong> we saw last week), and <strong>27 new attached listings</strong> in Fairview (up from <strong>25 new attached listings</strong>). University also continued to be a relatively busy area with the onset of the new school year, as we saw <strong>13 new attached listings</strong> in the neighbourhood this week (compared to <strong>19 new attached listings</strong> previously). False Creek saw a jump in listing activity as well this week, posting <strong>12 new attached listings</strong> (an improvement from the <strong>5 new attached listings</strong> we saw last week).</p></blockquote>

<blockquote><p>Westside detached listing activity trended upwards this week after remaining relatively stable through the previous two listing periods; we saw <strong>88 new detached listings</strong> across the Westside this week (an improvement from the <strong>65 new detached listings</strong> we saw last week). Dunbar led the way this week with a large increase in new detached listings, the neighbourhod posted <strong>16 new detached listings</strong> this week (which marked a large jump from the <strong>4 new detached listings</strong> we saw last week). Point Grey and Kitsilano had the second and third most active weeks on the supply-side with <strong>10 new detached listings</strong> (compared to <strong>11 new detached listings</strong> in the previous period) in Point Grey, and <strong>9 new detached listings</strong> (up from <strong>5 new detached listings</strong>) in Kitsilano. Other neighbourhoods also posted stronger listing numbers: Cambie (<strong>6 new detached listings</strong>), Mackenzie Heights (<strong>6 new detached listings</strong>), and Shaughnessy (<strong>7 new detached listings</strong>).</p></blockquote>

<p><a rel="nofollow" target="_blank" title="Westside Vancouver Attached Market Report September 5th - September 12th" href="http://www.susankeevil.com/Blog.php/westside-vancouver-attached-property-market-update-september-5th-september-12th" target="_blank">Westside Vancouver Attached Report September 5th &#8211; September 12th</a>:</p>
<blockquote><p>Westside attached listing supply took a jump this week after trending downwards for two consecutive recorded periods; we saw <strong>111 attached attached listings</strong> on the Westside this week (up from <strong>69 new attached listings</strong> previously), which represented around <strong>47%</strong> of the aggregate <strong>236 new attached listings</strong> across Vancouver West. The high-density Kitsilano and Fairview areas continued to represent the bulk of Westside attached listing supply, as we saw <strong>29 new attached listings</strong> in Kitsilano (up from <strong>14 new attached listings</strong>), and <strong>25 new attached listings</strong> in Fairview (up from <strong>18 new attached lisitngs</strong>).  University also remained quite busy as we started the 2011 school year, we saw <strong>19 new attached listings</strong> in the University area (up from <strong>12 new attached listings</strong>). The early Fall listing period is traditionally quite busy as sellers return from extended late-August holidays, and get back to business, as such we expect continual heightened supply numbers through the remainder of September and early-October.</p></blockquote>

<blockquote><p>Detached listing numbers remained stable this week after recovering in the previous recorded period; we saw <strong>65 new detached listings</strong> across the Westside this week (the same number we registered last week), as we eased our way into the popular fall listing period. Point Grey led the way this week with <strong>11 new detached listings</strong> (a jump from the <strong>2 new detached listings</strong> we saw previously), well Arbutus registered the secondest strongest week on the supply-side with <strong>8 new detached listings</strong> (a slight improvement from the <strong>6 new detached listings</strong> we registered previously). The remaining areas posted lesser supply numbers with Kitsilano (<strong>5 new detached listings</strong>), and South Granville (<strong>6 new detached listings</strong>) being the most active.</p></blockquote>

<blockquote><p>Attached listing supply trended downwards slightly this week, we saw <strong>86 new attached listings</strong> (down from <strong>91 new attached listings</strong> previously), which subsequently accounted for <strong>53%</strong> of the aggregate <strong>162 new attached listings</strong> we saw across Vancouver West.  The dense downtown core neighbourhoods (including Gastown and downtown proper) led the way on the supply-side this week with <strong>36 new attached listings</strong> (compared to <strong>25 new attached listings</strong> last week).  Yaletown also continued to post relatively strong listing numbers with <strong>21 new attached listings</strong> (a decrease from the <strong>30 new attached listings</strong> we had seen previously). <a rel="nofollow" target="_blank" title="Coal Harbour's Condos" href="http://www.coalharbourscondos.com" target="_blank">Coal Harbour</a> took a step back after posting very strong supply numbers last week, as we saw <strong>11 new attached listings</strong> in this period (a drop from the <strong>22 new attached listings</strong> we had seen last week).</p></blockquote>

<blockquote><p>Detached sales volumes, however; trended downwards this week after also recovering the previous period.  We saw <strong>29 confirmed detached sales</strong> across the Westside in this period (compared to the <strong>35 confirmed detached sales</strong> we saw previously). Kitsilano and Arbutus were the strongest neighbourhoods on the sales-side this week, with <strong>5 confirmed detached sales</strong> in Kitsilano (up from <strong>3 confirmed detached sales</strong>), and <strong>5 confirmed detached sales</strong> in Arbutus (down slightly from the <strong>6 confirmed detached sales</strong> we&#8217;d seen last week). <blockquote><p>Detached sales volumes also showed growth this week across the Westside neighbourhoods after posting lower figures through the first two weeks of August; we saw <strong>35 confirmed detached sales</strong> on the Westside (a jump from the <strong>22 confirmed detached sales</strong> we had seen in the previous period). Distribution was fairly even across most neighbourhoods on the sales-side with many areas posting comparable numbers: Point Grey (<strong>5 confirmed detached sales</strong>), Dunbar (<strong>5 confirmed detached sales</strong>), Kerrsidale (<strong>5 confirmed detached sales</strong>), and Shaughnessy (<strong>4 confirmed detached sales</strong>) led the way vis-a-vis sales volumes.  Consequently, our sales to listing ratio also improved this week on the back of a jump in our sales numbers (with a slightly less pronounced increase in new listings); we saw <strong>35 confirmed detached sales</strong> to <strong>58 new detached listings</strong> for a Westside detached saturation rating of approximately <strong>60%</strong> for the week (an increase from the <strong>45%</strong> figure we saw previously).</p></blockquote>

<blockquote><p>Westside attached listing supply continued to depreciate for the second consecutive period this week as we moved towards the slower &#8216;late Summer&#8217; period when both supply and sales tend to post more modest numbers.&nbsp; We saw <b>79 new attached listings</b> across the Westside this week (down from the <b>124 new attached listings</b> we had seen previously), which equated to around <b>45%</b> of the aggregate <b>174 new attached listings</b> we saw across Vancouver West.&nbsp; High-density neighbourhoods like Kitsilano and Fairview continued to drive listing supply on the Westside, as we saw <b>15 new attached listings</b> in Kitsilano (down from the <b>24 new attached listings</b> we had seen in the area previously), and <b>16 new attached listings</b> in Fairview (down from <b>31 new attached listings</b>).&nbsp; Not surprisingly, the highly seasonal University market also continued to be quite busy as we approach the &#8216;back to school&#8217; period with <b>14 new attached listings</b>.</p></blockquote>

<blockquote><p>Detached sales volume also trended sharply downwards this week after recovering slightly towards the end of July, we saw <b>22 new detached listings</b> across the Westside this week (a nearly <b>50%</b> decrease from the <b>42 confirmed detached sales</b> we had seen previously).&nbsp; Point Grey was the busiest of the lot this week with just <b>3 new detached sales</b> (down from <b>5 confirmed detached sales</b>), Dunbar shared a portion of the lead, also with <b>3 confirmed detached sales</b> (down from <b>6 confirmed detached sales</b>).&nbsp; The remaining neighbourhoods posted lows of zero (<b>0</b>) new listings, and a high of <b>2 new detached listings</b> for a very moderate week on the Westside sales side.&nbsp; Our sales to listing ratio fell this week as new listing volumes decreased at a more aggressive rate then confirmed sales; we saw <b>22 confirmed detached sales</b> to <b>49 new attached listings</b> for a saturation rating of <b>45%</b> across the Westside detached markets (a decrease from the <b>48%</b> number we saw last week).</p></blockquote>

<blockquote><p>Attached supply recovered this week after declining sharply in the previous period; we saw <b>124 new attached listings</b> on the Westside this week (up from the <b>73 new attached listings</b> we had seen previously), which accounted for <b>46%</b> of the aggregate <b>269 new attached listings</b> across Vancouver West (the Westside posted a lower share of the overall listing increase this week as the downtown neighbourhoods accounted for the bulk of the listing jump regionally). Kitsilano and Fairview made up the majority of our increase this week with <b>24 new attached listings</b> in Kitsilano (up from the <b>12 new attached listings</b> we saw last week), and <b>31 new attached listings</b> in Fairview (up from the <b>15 new attached listings</b> we saw previously). When combined this two neighbourhoods accounted for <b>44%</b> of all attached listing activity on the Westside, with the University neighbourhood also making up a signficiant portion with <b>22 new attached listings</b> this week. Also of note, as an abnormally busy week in the Marpole area where we saw <b>10 new attached listings</b> (up from <b>5 new attached listings</b> last week).</p></blockquote>

<blockquote><p>Detached sales volumes also trended upwards this week after declining in the previous period, we saw <b>42 confirmed detached sales</b> this week (up from the <b>34 confirmed detached sales</b> we saw previously), with South Granville leading the charge with <b>7 confirmed detached listings</b> (a slight drop from the <b>9 confirmed detached sales</b> in the neighbourhood last week).&nbsp; Overall, the sales gains were quite well distributed with a number of neighbourhoods posting steady sales activity; areas such as Point Grey (<b>5 confirmed detached sales</b>), Dunbar (<b>6 confirmed detached sales</b>), and Kitsilano (<b>4 confirmed detached sales</b>) continued to post relatively stable, if not overwhelming, sales figures this week.&nbsp; Our sales to listing ratio actually decreased this week due to a more pronounced increase in new listings versus sales volumes as we saw <b>42 confirmed detached sales</b> to <b>88 new detached listings</b> for a <b>48%</b> detached saturation rating on the Westside (a fall from the <b>52%</b> number we saw last week).</p></blockquote>
