Westside Vancouver Attached Report September 26th – October 3rd:
Westside attached listing supply continued to trend downwards for the second consecutive week after posting gains through mid-September; we saw 85 new attached listings on the Westside this week (down sharply from the 106 new attached listings we had seen previously), which accounted for 41% of the overall 206 new attached listings we saw across Vancouver West (a further drop in listing share from the 44% ratio we saw last week). Kitsilano dominated the supply-side figures this week with 26 new attaached listings (though a slight decrease from the 30 new attached listings we’d seen previously), well Fairview saw a relatively large decline in listing activity this week with 17 new attached listings (down from the 27 new attached listings we saw last week). University was the next busiest neighbourhood as we eased into the school year with 12 new attached listings (compared to 13 new attached listings registered previously).

Westside Vancouver Detached Report September 26th – October 3rd:
Westside detached listings upply continued to trend upwards this week after remaining quite static through mid-September; we saw 101 new detached listings across the Westside this week (which marked an increase from the 88 new detached listings we saw in the previous period). Dunbar continued to lead the way on the supply-side this week despite posting slight decreases with 13 new detached listings (a drop from the 16 new detached listings we saw last week); other neighbourhoods also continued to have strong supply numbers, with Point Grey (11 new detached listings), and Mackenzie Heights (10 new detached listings) registering the second and third strongest weeks after Dunbar. Also of note this week were, Shaughnessy (9 new detached listings), Kerrisdale (9 new detached listings), and Arbutus (7 new detached listings).

Westside Vancouver Attached Report September 12th – September 19th:
Attached listing supply took a slight step back on the Westside this week after posting strong gains in the previous period; we saw 106 new attached listings on the Westside (down a bit from the 111 new attached listings we saw last week), which accounted for roughly 44% of all new attached listing activity across Vancouver West, where we saw 240 new attached listings overall (this marked a slight step back for the Westside on the supply-side from the 47% ratio we saw last week). Kitsilano and Fairview once again led the way, as we saw 30 new attached listings in Kitsilano (up from the 29 new attached listings we saw last week), and 27 new attached listings in Fairview (up from 25 new attached listings). University also continued to be a relatively busy area with the onset of the new school year, as we saw 13 new attached listings in the neighbourhood this week (compared to 19 new attached listings previously). False Creek saw a jump in listing activity as well this week, posting 12 new attached listings (an improvement from the 5 new attached listings we saw last week).

Westside Vancouver Detached Report September 12th – September 19th:
Westside detached listing activity trended upwards this week after remaining relatively stable through the previous two listing periods; we saw 88 new detached listings across the Westside this week (an improvement from the 65 new detached listings we saw last week). Dunbar led the way this week with a large increase in new detached listings, the neighbourhod posted 16 new detached listings this week (which marked a large jump from the 4 new detached listings we saw last week). Point Grey and Kitsilano had the second and third most active weeks on the supply-side with 10 new detached listings (compared to 11 new detached listings in the previous period) in Point Grey, and 9 new detached listings (up from 5 new detached listings) in Kitsilano. Other neighbourhoods also posted stronger listing numbers: Cambie (6 new detached listings), Mackenzie Heights (6 new detached listings), and Shaughnessy (7 new detached listings).

Westside Vancouver Attached Report September 5th – September 12th:
Westside attached listing supply took a jump this week after trending downwards for two consecutive recorded periods; we saw 111 attached attached listings on the Westside this week (up from 69 new attached listings previously), which represented around 47% of the aggregate 236 new attached listings across Vancouver West. The high-density Kitsilano and Fairview areas continued to represent the bulk of Westside attached listing supply, as we saw 29 new attached listings in Kitsilano (up from 14 new attached listings), and 25 new attached listings in Fairview (up from 18 new attached lisitngs). University also remained quite busy as we started the 2011 school year, we saw 19 new attached listings in the University area (up from 12 new attached listings). The early Fall listing period is traditionally quite busy as sellers return from extended late-August holidays, and get back to business, as such we expect continual heightened supply numbers through the remainder of September and early-October.

Westside Vancouver Detached Report September 5th – September 12th:
Detached listing numbers remained stable this week after recovering in the previous recorded period; we saw 65 new detached listings across the Westside this week (the same number we registered last week), as we eased our way into the popular fall listing period. Point Grey led the way this week with 11 new detached listings (a jump from the 2 new detached listings we saw previously), well Arbutus registered the secondest strongest week on the supply-side with 8 new detached listings (a slight improvement from the 6 new detached listings we registered previously). The remaining areas posted lesser supply numbers with Kitsilano (5 new detached listings), and South Granville (6 new detached listings) being the most active.

Westside Vancouver Attached Report August 22nd – August 29th:
Attached listing supply trended downwards slightly this week, we saw 86 new attached listings (down from 91 new attached listings previously), which subsequently accounted for 53% of the aggregate 162 new attached listings we saw across Vancouver West. The dense downtown core neighbourhoods (including Gastown and downtown proper) led the way on the supply-side this week with 36 new attached listings (compared to 25 new attached listings last week). Yaletown also continued to post relatively strong listing numbers with 21 new attached listings (a decrease from the 30 new attached listings we had seen previously). Coal Harbour took a step back after posting very strong supply numbers last week, as we saw 11 new attached listings in this period (a drop from the 22 new attached listings we had seen last week).

Westside Vancouver Detached Report August 22nd – August 29th:
Detached sales volumes, however; trended downwards this week after also recovering the previous period. We saw 29 confirmed detached sales across the Westside in this period (compared to the 35 confirmed detached sales we saw previously). Kitsilano and Arbutus were the strongest neighbourhoods on the sales-side this week, with 5 confirmed detached sales in Kitsilano (up from 3 confirmed detached sales), and 5 confirmed detached sales in Arbutus (down slightly from the 6 confirmed detached sales we’d seen last week). The remainer of the Westside neighbourhoods posted weaker results, with Point Grey registering the third strongest week with 3 confirmed detached sales (compared to the 4 confirmed detached sales we saw last week). Our sales to listing ratio subsequently weakened this week on the back of improving listing figures and declining sales volumes; we saw 29 confirmed detached sales to 65 new detached listings for a detached saturation rating of approximately 45% across the Westside (a fall from the 60% figure we saw last week).
