Westside Vancouver Detached Property Market Update : October 20th – October 27th

We would like to present ‘Westside Detached Stat Package’ for the week of October 20th – October 27th.

The Westside Detached market posted low-to-average listing and sales figures for the second consecutive week after posting gains during the first two weeks of October.  Supply numbers continued to trend downwards, moving to 52 new detached active listings in the Vancouver West Region;  down from 55 the previous week. Confirmed sales transactions maintained their Quarter 4 2009 average pace; we saw 46 detached sales (down from the 47 the previous week).  Not surprisingly, sales performance should remain stable through third quarter 2009 prior to a pre-Olympic surge in the late fourth quarter flowing into Q1 2010.   Buyer competition remains especially active in Kitsilano, Dunbar, and Point Grey.  Sharp pricing and the advice of a Realtor remains paramount, however; as over-priced listings tend to struggle in today’s market conditions, with well-priced product moving quite quickly.

New listing supply fell back down to quarterly averages after posting higher-then-average gains through early-October, well sales transactions continued along what we’ve come to identify as ‘average’ through the early Fall periods.   We anticipate a relatively stable market through October prior to a resurgence in the Fall which should carry us through Quarter 4 2009 and the 2010 Winter Olympic Games.

Westside Vancouver Attached Property Market Update : October 20th – October 27th

We would like to present our ‘Westside Attached Stat Package‘, for the week of October 20th – October 27th.   New listing trended downwards for the second straight week on the Westside with 62 new attached listings (down from 86 the previous week), and continued to outpace sales activity in the Westside attached market through mid-October.  Sales transactions recovered after stumbling slightly the week before; with 66 attached sales on the Westside (up from 59 the previous week). Market conditions have demonstrated stability since mid-March and continue to trend upwards with the macro-recovery in regards to global economics.  Of note, sales volume on the Westside actually out-paced sales in the downtown core; with the Westside market accounting for 54% of confirmed sales transactions this past week.  The Bank of Canada continues to state interest rates should remain stable through first quarter 2010 despite what is viewed as more wide-spread economic recovery.

This past week there were 172 new active attached listings in the Vancouver West Region with 62 falling in the Westside neighbourhoods. Please note if your neighbourhood is not included in the weekly list it indicates there were zero (0) new listings in your area for that period.

This past week there were 123 sold attached listings in the Vancouver West Region with 66 (up from 59 last week) falling in the Westside neighbourhoods. Please note if your neighbourhood is not included in the weekly list it indicates there were zero (0) sales in your area for that period.

Westside Vancouver Detached Property Market Update : October 13 – October 20

We would like to present ‘Westside Detached Stat Package’ for the week of October 13th – October 20th.

The Westside Detached market experienced a fall back  in new listings numbers; similar to late-September conditions, after rallying briefly the previous two weeks.  Supply numbers struggled, moving to 55 new detached active listings in the Vancouver West Region;  down from 81 the previous week. Confirmed sales transactions, however; maintained a pace we’ve identified as fairly average over the past two quarters of 2009; we saw 47 detached sales (down from the 48 the previous week).  Not surprisingly, sales performance should remain stable through third quarter 2009 prior to a pre-Olympic surge in the late fourth quarter flowing into Q1 2010.   Buyer competition remains especially active in Kitsilano, Dunbar, and Point Grey.  Sharp pricing and the advice of a Realtor remains paramount, however; as over-priced listings tend to struggle in today’s market conditions, with well-priced product moving quite quickly.

Westside Vancouver Attached Property Market Update : October 13th – October 20th

We would like to present our ‘Westside Attached Stat Package‘, for the week of October 13th – October 20th. New listing slumped slightly on the Westside this past week with 86 new attached listings (down from 114 the previous week), and continued to outpace sales activity in the Westside attached market through mid-October.  Sales transactions also fell following three consecutive weeks of positive growth; with 59 attached sales on the Westside (down from 84 the previous week). Market conditions have demonstrated stability since mid-March and continue to trend upwards with the macro-recovery in regards to global economics. In following with the regular Vancouver market cycles we should see the market begin to pickup as the Autumn season sets in, and consumers get back to business.  Numerous lenders are predicting at least one rate hike in the next 3-4 months as Canadian banks look to counter inflationary pressure as the recession eases globally.

This past week there were 198 new active attached listings in the Vancouver West Region with 86 falling in the Westside neighbourhoods. Please note if your neighbourhood is not included in the weekly list it indicates there were zero (0) new listings in your area for that period.
