We would like to present ‘Westside Detached Stat Package’ for the week of October 20th – October 27th.

The Westside Detached market posted low-to-average listing and sales figures for the second consecutive week after posting gains during the first two weeks of October. Supply numbers continued to trend downwards, moving to 52 new detached active listings in the Vancouver West Region; down from 55 the previous week. Confirmed sales transactions maintained their Quarter 4 2009 average pace; we saw 46 detached sales (down from the 47 the previous week). Not surprisingly, sales performance should remain stable through third quarter 2009 prior to a pre-Olympic surge in the late fourth quarter flowing into Q1 2010. Buyer competition remains especially active in Kitsilano, Dunbar, and Point Grey. Sharp pricing and the advice of a Realtor remains paramount, however; as over-priced listings tend to struggle in today’s market conditions, with well-priced product moving quite quickly.

Westside Vancouver Attached Property Market Update : October 20th – October 27th

We would like to present our ‘Westside Attached Stat Package‘, for the week of October 20th – October 27th. New listing trended downwards for the second straight week on the Westside with 62 new attached listings (down from 86 the previous week), and continued to outpace sales activity in the Westside attached market through mid-October. Sales transactions recovered after stumbling slightly the week before; with 66 attached sales on the Westside (up from 59 the previous week). Market conditions have demonstrated stability since mid-March and continue to trend upwards with the macro-recovery in regards to global economics. Of note, sales volume on the Westside actually out-paced sales in the downtown core; with the Westside market accounting for 54% of confirmed sales transactions this past week. The Bank of Canada continues to state interest rates should remain stable through first quarter 2010 despite what is viewed as more wide-spread economic recovery.

This past week there were 172 new active attached listings in the Vancouver West Region with 62 falling in the Westside neighbourhoods. Please note if your neighbourhood is not included in the weekly list it indicates there were zero (0) new listings in your area for that period.

The Westside Detached market experienced a fall back in new listings numbers; similar to late-September conditions, after rallying briefly the previous two weeks. Supply numbers struggled, moving to 55 new detached active listings in the Vancouver West Region; down from 81 the previous week. Confirmed sales transactions, however; maintained a pace we’ve identified as fairly average over the past two quarters of 2009; we saw 47 detached sales (down from the 48 the previous week). Not surprisingly, sales performance should remain stable through third quarter 2009 prior to a pre-Olympic surge in the late fourth quarter flowing into Q1 2010. Buyer competition remains especially active in Kitsilano, Dunbar, and Point Grey. Sharp pricing and the advice of a Realtor remains paramount, however; as over-priced listings tend to struggle in today’s market conditions, with well-priced product moving quite quickly.

We would like to present our ‘Westside Attached Stat Package‘, for the week of October 13th – October 20th. New listing slumped slightly on the Westside this past week with 86 new attached listings (down from 114 the previous week), and continued to outpace sales activity in the Westside attached market through mid-October. Sales transactions also fell following three consecutive weeks of positive growth; with 59 attached sales on the Westside (down from 84 the previous week). Market conditions have demonstrated stability since mid-March and continue to trend upwards with the macro-recovery in regards to global economics. In following with the regular Vancouver market cycles we should see the market begin to pickup as the Autumn season sets in, and consumers get back to business. Numerous lenders are predicting at least one rate hike in the next 3-4 months as Canadian banks look to counter inflationary pressure as the recession eases globally.

The Westside Detached market saw a continual firming up of sales conditions as solid numbers from the last week of September carried into the first two weeks of October. Supply numbers remained quite static, moving to 81 new detached active listings in the Vancouver West Region; down from 90 the previous week. We saw 48 detached sales (down from the 58 the previous week). Not surprisingly, performance should remain stable through third quarter 2009 prior to a pre-Olympic surge in the late fourth quarter flowing into Q1 2010. Buyer competition remains especially active in Kitsilano, Dunbar, and Point Grey. As such, it may be a solid time to consider listing your home if you have been thinking about proceeding with a sale. Supply conditions in Kitsilano, Dunbar, and South Granville were quite active this past week as the market remained relatively stable.

The Westside Detached market saw a continual firming up of sales conditions as confirmed sales volume demonstrated positive growth for the second straight period after three weeks of below average performance to end August and begin September. Supply numbers improved slightly, moving to 90 new detached active listings in the Vancouver West Region; up from 80 the previous week. We saw 58 detached sales (up from the 50 the previous week). Not surprisingly, performance should remain relatively static through third quarter 2009 prior to a pre-Olympic surge in the late fourth quarter flowing into Q1 2010. We would like to present ‘Westside Detached Stat Package’ for the week of September 15th – September 21st.

The Westside Detached market saw a firming up of sales conditions as confirmed transaction volume rose significantly after three weeks of below average performance to end August and begin September. Supply numbers remain steady, moving to 80 new detached active listings in the Vancouver West Region; up from 79 the previous week. We saw 50 detached sales (up more then 50% from the 21 the previous week). Not surprisingly, performance should remain relatively static through third quarter 2009 prior to a pre-Olympic surge in the late fourth quarter flowing into Q1 2010. Buyer competition remains especially active in Kitsilano, Dunbar, and Point Grey. As such, it may be a solid time to consider listing your home if you have been thinking about proceeding with a sale. The demand is especially acute in Kitsilano where supply has definitely tailed off – especially in the Kits Point areas, and other sectors north of W 4th Ave. Late summer tends to be a rather ‘down time’ for our detached markets due to family vacations, and relativly instability prior to the onset of the school year in September.

We would like to present our ‘Westside Attached Stat Package‘, for the week of September 15th – September 21st. New listing supply remained strong for the second consecutive week in most neighbourhoods, and continued to outpace sales activity in the Westside attached market during the mid-September period. We saw 94 new attached listings on the Westside this period; the same number as last week. Sales transactions stumbled slightly after trending upwards last week, and remained behind new listings; with 49 attached sales on the Westside (down from 59 the previous week). Market conditions have demonstrated stability since mid-March and continue to trend upwards with the macro-recovery in regards to global economics. In following with the regular Vancouver market cycles we should see the market begin to pickup as the Autumn season sets in, and consumers get back to business.

This past week there were 219 new active attached listings in the Vancouver West Region with 94 falling in the Westside neighbourhoods. Please note if your neighbourhood is not included in the weekly list it indicates there were zero (0) new listings in your area for that period.

The 94 new active attached listings on the Westside were distributed as follows:

The Westisde neighbourhoods accounted for 94 : 219 or 43% of overall Vancouver West attached new listings from September 15th – September 21st.

This past week there were 136 sold attached listings in the Vancouver West Region with 49 (down from 59 last week) falling in the Westside neighbourhoods. Please note if your neighbourhood is not included in the weekly list it indicates there were zero (0) sales in your area for that period.

The 49 sold listings on the Westside were distributed as follows:

The Westside neighbourhoods accounted for 49 : 136 or 36% of overall Vancouver West attached solds from September 15th – September 21st. You’ll notice the most noted improvements in both sales and listing activity in the Kitsilano and Fairview neighbourhoods as they demonstrated more ‘regular’ listing and sales activity after a mediocre performance in the previous period.
