			<content:encoded><![CDATA[<p>We would like to present  &#8216;Westside Detached Stat Package&#8217; for the week of <strong><span>October 20th &#8211; October 27th</span></strong>.</p>
<p><span>The Westside Detached market posted low-to-average listing and sales figures for the second consecutive week after posting gains during the first two weeks of October.  Supply numbers continued to trend downwards, moving to</span><strong> 52 new</strong> detached active listings in the <strong>Vancouver West Region;  <strong>down from 55</strong></strong><strong> <strong>the previous week</strong>. </strong><span>Confirmed sales transactions maintained their Quarter 4 2009 average pace; we saw<strong> 46</strong></span><strong> </strong><span>detached sales (down from the <strong>47</strong> the previous week).  Not surprisingly, sales performance should remain stable through third quarter 2009 prior to a pre-Olympic surge in the late fourth quarter flowing into Q1 2010.   Buyer competition remains especially active in Kitsilano, Dunbar, and Point Grey.  Sharp pricing and the advice of a Realtor remains paramount, however; as over-priced listings tend to struggle in today&#8217;s market conditions, with well-priced product moving quite quickly.<br />

<p><span>New listing supply fell back down to quarterly averages after posting higher-then-average gains through early-October, well sales transactions continued along what we&#8217;ve come to identify as &#8216;average&#8217; through the early Fall periods.   We anticipate a relatively stable market through October prior to a resurgence in the Fall which should carry us through Quarter 4 2009 a<span>nd</span> the 2010 Winter Olympic Games. </span></p>

			<content:encoded><![CDATA[<p>We would like to present our  &#8216;<strong>Westside Attached Stat Package</strong>&#8216;, for the week of <strong>October 20th &#8211; October 27th</strong>.    New listing trended downwards for the second straight week on the Westside with <strong>62 new attached listings</strong> (down from <strong>86</strong> the previous week), and continued to outpace sales activity in the Westside attached market through mid-October.  Sales transactions recovered after stumbling slightly the week before; with <strong>66 attached sales on the Westside </strong>(up from <strong>59 </strong>the previous week). Market conditions have demonstrated stability since mid-March and continue to trend upwards with the macro-recovery in regards to global economics.  Of note, sales volume on the Westside actually out-paced sales in the downtown core; with the Westside market accounting for <strong>54%</strong> of confirmed sales transactions this past week.  The Bank of Canada continues to state interest rates should remain stable through first quarter 2010 despite what is viewed as more wide-spread economic recovery.</p>
<p>This past week there were<strong> 172 </strong>new active attached listings in the Vancouver West Region with<strong> 62 </strong>falling in the Westside neighbourhoods. Please note if your neighbourhood is not included in the weekly list it indicates there were <strong>zero (0)</strong> new listings in your area for that period.</p>

			<content:encoded><![CDATA[<p>We would like to present our  &#8216;<strong>Westside Attached Stat Package</strong>&#8216;, for the week of <strong>October 13th &#8211; October 20th</strong>.  New listing slumped slightly on the Westside this past week with <strong>86 new attached listings</strong> (down from <strong>114</strong> the previous week), and continued to outpace sales activity in the Westside attached market through mid-October.  Sales transactions also fell following three consecutive weeks of positive growth; with <strong>59 attached sales on the Westside </strong>(down from <strong>84 </strong>the previous week). Market conditions have demonstrated stability since mid-March and continue to trend upwards with the macro-recovery in regards to global economics. In following with the regular Vancouver market cycles we should see the market begin to pickup as the Autumn season sets in, and consumers get back to business.  Numerous lenders are predicting <strong>at least</strong> one rate hike in the next 3-4 months as Canadian banks look to counter inflationary pressure as the recession eases globally.</p>
<p>This past week there were<strong> 198 </strong>new active attached listings in the Vancouver West Region with<strong> 86 </strong>falling in the Westside neighbourhoods. Please note if your neighbourhood is not included in the weekly list it indicates there were <strong>zero (0)</strong> new listings in your area for that period.</p>

<p><span>The Westside Detached market saw a continual firming up of sales conditions as solid numbers from the last week of September carried into the first two weeks of October.  Supply numbers remained quite static, moving to</span><strong> 81 new</strong> detached active listings in the <strong>Vancouver West Region;  <strong>down from 90</strong></strong><strong> <strong>the previous week</strong>. </strong><span>We saw<strong> 48</strong></span><strong> </strong><span>detached sales (down from the <strong>58</strong> the previous week).  Not surprisingly, performance should remain stable through third quarter 2009 prior to a pre-Olympic surge in the late fourth quarter flowing into Q1 2010.   Buyer competition remains especially active in Kitsilano, Dunbar, and Point Grey.  As such, it may be a solid time to consider listing your home if you have been thinking about proceeding wi<span>th</span> a sale.   Supply conditions in Kitsilano, Dunbar, and South Granville were quite active this past week as the market remained relatively stable.<br />

<p><span>New listing supply ended on a relatively strong note, well sales transactions continued along what we&#8217;ve come to identify as &#8216;average&#8217; through the early Fall periods.  The mid-to-late Summer months te<span>nd</span> to be particularly low-periods for the detached markets due to social factors (<span>ie</span> / summer vacation, etc.) a<span>nd</span> thus we anticipate a relatively stable market through October prior to a resurgence in the Fall which should carry us through Quarter 4 2009 a<span>nd</span> the 2010 Winter Olympic Games. </span></p>

			<content:encoded><![CDATA[<p>We would like to present our  &#8216;<strong>Westside Attached Stat Package</strong>&#8216;, for the week of  <strong>September 21st &#8211; September 28th</strong>.  New listing supply rose for the third consecutive week,  and continued to outpace sales activity in the Westside attached market during the late-September period.  We saw <strong>130 new attached listings </strong>on the Westside this period;  up from <strong>90</strong> the previous week.  Sales transactions experienced a recovery this past week, but remained behind new listings; with <strong>75 attached sales on the Westside </strong>(down from <strong>49 </strong>the previous week).   Market conditions have demonstrated stability since mid-March and continue to trend upwards with the macro-recovery in regards to global economics.   In following with the regular Vancouver market cycles we should see the market begin to pickup as the Autumn season sets in, and consumers get back to business.</p>
<p>This past week there were<strong> 286 </strong>new active attached listings in the Vancouver West Region with<strong> 130 </strong>falling in the Westside neighbourhoods. <p><span>The Westside Detached market saw a firming up of sales conditions as confirmed transaction volume rose significantly after three weeks of below average performance to end August and begin September.  Supply numbers remain steady, moving to</span><strong> 80 new</strong> detached active listings in the <strong>Vancouver West Region;  <strong>up from 79</strong></strong><strong> <strong>the previous week</strong>. </strong><span>We saw<strong> 50</strong></span><strong> </strong><span>detached sales (up more then 50% from the <strong>21</strong> the previous week).  Not surprisingly, performance should remain relatively static through third quarter 2009 prior to a pre-Olympic surge in the late fourth quarter flowing into Q1 2010.   Buyer competition remains especially active in Kitsilano, Dunbar, and Point Grey.  As such, it may be a solid time to consider listing your home if you have been thinking about proceeding wi<span>th</span> a sale.   The dema<span>nd</span> is especially acute in <span>Kitsilano</span> where supply has definitely tailed off &#8211; especially in the Kits Point areas, a<span>nd</span> other sectors nor<span>th</span> of W 4<span>th</span> Ave.  Late summer tends to be a rather &#8216;down time&#8217; for our detached markets due to family vacations, and relativly instability prior to the onset of the school year in September.<br />
